Nakheel, part of Dubai Holding Real Estate, has awarded three major contracts valued at over AED 5 billion for the construction of ultra-luxury villas on the first six fronds of Palm Jebel Ali, with completion expected by late 2026.
The contracts, awarded to Ginco General Contracting, Shapoorji Pallonji Mideast and United Engineering Construction Company (UNEC), mark a significant milestone in developing this waterfront destination.
The scope includes 723 villas from the Beach Collection and Coral Collection, featuring exclusive beach access across Fronds K, L, M, N, O, and P, alongside infrastructure and public spaces.
Palm Jebel Ali aims to redefine waterfront living, offering 539 five- and six-bedroom Beach Collection villas and 184 seven-bedroom Coral Collection villas, each available in eight architectural styles.
The villas range from 8,000 to 15,000 square feet and will be complemented by road networks, utilities, and landscaping to enhance community living in line with the Dubai 2040 Urban Master Plan.
Revealed by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, Palm Jebel Ali aligns with the Dubai Economic Agenda D33, marking the start of a new growth corridor in the Jebel Ali area.

These contracts follow earlier agreements for infrastructure and marine works on Palm Jebel Ali. Ginco will build 197 villas on Fronds O and P, Shapoorji Pallonji will construct 275 villas on Fronds M and N, and UNEC will develop 251 villas on Fronds K and L.
The project aims to create a major residential and leisure destination, featuring 13.4 kilometres of beachfront and 16 fronds, aligning with the Dubai 2040 Urban Master Plan to enhance public beach access.
Upon completion, Palm Jebel Ali will include mixed-use neighbourhoods with stunning views of the Arabian Gulf, abundant recreational spaces, and smart city technologies to ensure seamless connectivity.
